65% of the fit-out costs were M&E involving a high degree of CCTV surveillance and security systems.

When we were appointed as clerk of works the shell of the building was complete – we noticed the ramp down to the loading docks was too steep to accommodate the Royal Mail lorries. The ramp had to be redesigned.
